EB5 Capital offers foreign investors the opportunity to invest in its first private equity project

1800 Half Street is EB5 Capital’s first-ever private equity project

BRUSSELS, 13 July 2020 – EB5 Capital, one of the oldest operating Regional Centers in the EB-5 industry in the United States, is delighted to present its new and first private equity project, ‘1800 Half Street’, situated along the waterfront in Washington, DC. As its successful US green card by investment business has grown, EB5 Capital is now also servicing foreign investors interested in pursuing commercial real estate equity opportunities without interest in emigrating to the United States.

First private equity project

EB5 Capital has confirmed its first private equity project, 1800 Half Street, in Washington, DC. The new multifamily housing project will be developed by MRP Realty and will consist of a 344-unit mid/high-rise rentals along the District’s waterfront. The project is located in Buzzard Point, two blocks south of the Nationals Park, the home stadium of Major League Baseball’s Washington Nationals – 2019 World Series Champions, and one block east of Audi Field, the home stadium of Major League Soccer’s DC United. The total project cost is approximately $135 million and the minimum investment amount is $100,000.

Successful past projects

This area of Washington, DC is known as a ‘safe haven’ for long-term real estate investment, and multifamily housing has proven to be the safest and most stable asset class in the commercial real estate sector. In light of the COVID-19 pandemic, a project like this one makes great sense for investors focused on the long-term,” says EB5 Capital Director of Business Development, Juline Kaleyias.

To date, EB5 Capital has already completed two projects in the same neighbourhood of Washington, DC: ‘Riverfront at the Navy Yard’ and ‘1900 Half Street’.

‘Riverfront at the Navy Yard’, also known as ‘Dock79’, is part of an overall redevelopment of the Capitol Riverfront area, located between Capitol Hill and the Anacostia River. It is a multifamily development. The investors sponsored a high-rise building with 305 residential units and 19,000 square feet of ground floor retail space. EB5 Capital raised $17 million from 34 investors for the development of this project. Most importantly, the investors have been repaid their principal investment plus interest.

‘1900 Half Street’ is an innovative redevelopment of a former office building into a 415-unit luxury apartment building overlooking the Anacostia River in the Buzzard Point neighbourhood. The project has approximately 17,000 square feet of retail space and is adjacent to the new project, 1800 Half Street. It was funded by foreign investors from 16 different countries, such as Austria, China, Eritrea, France, India, Pakistan, Russia, Singapore, South Korea, Taiwan, the UK and more. The scheduled opening date for 1900 Half Street is 1st August 2020.

Looking to the future

Even though 1800 Half Street is EB5 Capital’s first private equity project, the company’s strategy is similar to that for its 27 previous projects. EB5 Capital will continue to invest and look out for attractive opportunities for foreign (private) investors in commercial real estate in the U.S.
